Tenant Screening

One of the most upfront and well known services that a property management company provides is the Tenant Screening & Placement service. The importance of placing a good tenant cannot be understated. 

We have a very strict tenant screening process that includes the following:

  • Income Verification of all applicants.
  • Employment Verification.
  • Personal Reference Check.
  • Previous Landlord Check. 
  • National Grid bill must be current. 
  • Identity Verification. Name on application must match drivers license. 
  • Credit Check
  • Criminal background check.

 

There are other items that we strongly consider, in addition to using basic intuition. A tenant may qualify well financially but how they handle themselves, how loud their kids are or how well they behave during a showing can be very important as well in determining whether the applicant will be a good fit for the property.

When we place tenants in properties, we want to make sure that the tenant is a good fit for the area and will not be a scourge or a detriment to the area. Our lease includes a good neighbor addendum. 

Rent Collection & Disbursement

95% of our Tenants pay their rent through our online rental management software and they're setup via automatic debit direct deposit. Our online system provides both Clients and Tenants with the ability to view their lease ledgers, additional bills, and credits.

The information available to our Clients through this online system is much more robust, you will be able to view your maintenance bills, receipts, misc expenses, and at the end of the year you will receive a profit and loss statement for your rental property to assist you in your tax prep. 

Lease Enforcement

Renpro is a company of processes and systems. We have over 15 years of experience in managing large portfolios of properties and thousands of one off and ongoing maintenance and repair orders for nationwide companies such as Bank of America, Fannie Mae, and HUD. 

This experience has allowed us to exceed in the property management world. With this, we follow the rules set forth by the lease and our leases are airtight. Our office staff are trained to issue notices for late rent or misc lease violations immediately. We strongly believe in being pro-active and eliminating problems before they become big problems. To assist us with this, we have multiple in-house property managers to ensure we are not over encumbered as well as an in-house attorney to serve all notices and file evictions. 

Maintenance & Repairs
